THE FAIR HOUSING AND REAL ESTATE "LOGIMMO"
FROM 12 TO 15 May 2011
Under the aegis of the Ministry of Housing and Urban Planning Area, the show
Housing and Real Estate "LOGIMMO" will sa12éme edition of 12 to 15 May 2011 at the International Exhibition of the Exchange Office in Casablanca, after the success experienced by its past editions in Casablanca, Marrakech and Tetouan .
It should be noted that this event will be attended by more than 70 exhibitors representing the developers who come from all regions of Morocco (Tangier, Marrakesh, Fez, Agadir, Tetouan, Casablanca ...) in addition to credit agencies to submit their New products: High-class, middle class, economic and social as well as forms of financing housing loans.
The property sector is in continuous development since the government has set a goal of increasing the production of housing units. Production units authorized (the production of housing in urban areas, approximated by the statistics on building permits), has surpassed the 110,000 units in 2006, reached nearly 117,400 units in
2007 and is estimated around 110,000 housing units in 2008.
In 2009, the number of housing starts totaled 360,627 including 156,606 social units.
Running the first half of 2010, the number of units produced rises to 68,936 with 40,755 units of social housing.
As the number of housing starts, it reached 136,086 units including 87,845 social and economic units.
Current 1st half of 2009, the number of housing starts reached 186,229 including 86,489 social units. (Unit: Lots, Homes and restructuring units (by type of accommodation: FVIT, social, economic, medium and high standing and villas).
To take into account the need for social housing, the Government has set a goal for the 2003-2007 period, doubling the annual production of social housing units, reaching a pace of 100,000 units per year.
This effort to increase the supply of measures must accompany the product diversification, including the promotion of an offer consisting of homes with a VIT is between 80,000 and 120,000 dirhams.
To realize this strategic vision, the instruments of implementation adopted by the government program are:
+ Upgrading of supply and demand,
+ Strengthening the institutional and legal sector
+ Public actions promoting resorption deficits.
Thus, the level of supply, actions to be undertaken should be targeted on the mobilization of public land reserves, the revision of planning standards, construction equipment and grids, simplified planning procedures, reducing approval times, adopting a new approach to fight against unhealthy housing, strengthening the role of the state
in management and direction of the sector and the development of a new partnership with the private sector.
At the level of demand, tools and mechanisms of the new policy related to increased financial resources allocated to social programs, expanding access to credit for targeting layers to low purchasing power, the creation of guarantee funds and expanding the scope of micro-credit to finance social housing.
With regard to institutional and legal reforms, they are the widespread national coverage in urban agencies and review their role in promoting investment, the consolidation of Public Housing Agencies, refocusing its mission on land development and the fight against unhealthy housing and updating of the legal sector.
It should be noted that at the end of September 2010, outstanding real estate loans registered an increase of 6.5% compared to September 2009, so the amount of credit to real estate accounted for 184.314 billion MAD and the contest for the economy was close to 706.195 billion dirhams, or a contribution rate of 26.1%. Moreover, in 2009 the Real Estate IDEI reached 5.86 billion dirhams, against 9.15 billion dirhams in 2008, a decrease of 35.9%.
During the second quarter of 2010 totaled 3.02 billion dirhams IDEI, against 2.77 billion dirhams running the same period of 2009, an increase of 8.6%.
The credits granted under the FOGARIM until October 31, 2010, 60.709 households have benefited from the guarantee of FOGARIM amounting to 8.836 billion dirhams in loans.
In October 2010, the number of records guaranteed under the FOGARIM loans amounted to 838 against 506 loans in October 2009, a decrease month by month to 65.61%.
The next edition, the 13th, will be held in Tetouan of 16 to 19 June 2011.
